KRE was our one-stop shop for everything we needed to get done along the way.When we told KRE our goal was to sell, we never understood how much it would take to sell a property that had a long-term tenant who had previously contaminated the site. KRE guided us through the environmental testing process. They helped us find an environmental firm that specializes solely in Phase 1 reports to avoid any conflict of interest.
Unfortunately, we needed to conduct a Phase 2 investigation—which KRE also helped coordinate. They received multiple bids, reviewed them with us, and helped us choose the right company. When we found out the property was contaminated, KRE secured multiple remediation bids.
Once the environmental cleanup was complete, there was a delay in waste removal from the remediation company’s facility. KRE stayed on top of the process, following up until we received a clean, updated Phase 2 report.
Next, we wanted to refurbish the property. KRE sourced multiple contractor bids, and we ultimately chose their team. They also helped us design the space, recommending colors and materials we truly loved.
As we prepared to go to market, KRE obtained estimates from three appraisal companies. Their own projected valuation nearly matched the final appraisal exactly.
We are now ready to list the property with KRE and feel confident in our due diligence. We couldn’t have gone through this process without the care, guidance, and hands-on support that KRE provided every step of the way.
